The second one is not the first one again.
You cannot be in both buildings. Something you have always handled personally now belongs to someone else, and the systems that ran fine in your head have to be written down.
Owners who understand that going in tend to make the second location work. The ones who assume it is a copy of the first tend to struggle.
The first location has to carry the second one for a while.
New sites take months to reach the volume you are used to. During that stretch, the original location is funding payroll, rent, and inventory in two places.
We size the financing around that ramp rather than around opening day. It is the single most common thing owners underestimate.

What We Look At
- Performance at the existing location, three years if you have it.
- The new market, and what makes you confident about it.
- Lease or purchase terms on the new site.
- Staffing plan, especially who runs the original when you are not there.
- Build-out and equipment costs.
- A realistic ramp, with your own estimate of how long to reach steady volume.
What We Finance
- Build-out and leasehold improvements.
- Equipment and fixtures.
- Purchase of the new property, if you are buying.
- Working capital through the ramp.
- Inventory for a second location.
Call before you sign the lease.
Site terms drive a lot of what is possible. A conversation before you commit means the financing can be built around the location instead of the other way around.
