Most lenders stop at the phrase.
Manufactured housing community, mobile home park, whatever it is called on the listing. The asset performs, the demand is real, and the financing conversation is still harder than it should be.
We know the questions to ask. Start with the lot count.
Who owns the homes tells us most of what we need to know.
Tenant-owned homes on rented lots behave one way. Park-owned homes are a different business with different risk and different underwriting. Mixed parks are common and workable, and we will want to know the split.

What We Look At
- Lot count, occupancy, and the trend across three years.
- Lot rent against comparable parks nearby.
- Who owns the homes.
- Utility infrastructure, how it is metered, and who pays.
- Road, pad, and site condition.
- Capital improvements planned and what they cost.
What We Finance
- Acquisition, refinance, infrastructure and utility upgrades, pad expansion, and partner buyouts.
Call with the lot count and the location.
That is genuinely enough to start. We will tell you within a day whether it is something we can work with, which is more than most lenders will do before you pay for an appraisal.
