The building is the easy part.
The landlord decided to sell. The tenant just signed for another five years.
Something came on the market that nobody else in town will touch.
Property either pays for itself or it does not, and the answer usually lives in a rent roll rather than an appraisal. That is where we start.
The number that decides it is not the purchase price.
It’s what the property earns against what it costs to carry. Bring us three years of operating statements and a current rent roll and we can tell you quickly whether the deal works. If the numbers are close, we will tell you that too, and then we will look at how the structure could close the gap.
Property carries risk that a balance sheet does not show. Our insurance team reviews coverage on the buildings we finance, so you find out about the gap before a claim does.

What We Finance
![]()
Multifamily
Buildings
Duplexes, small apartment buildings, and larger portfolios. Occupancy and turnover tell us more than square footage does.
![]()
Retail Strip
Centers
Multi-tenant retail lives or dies on the rent roll. We look at who is in the space, how long they have left, and what happens when the anchor moves.
![]()
Industrial and
Warehouse
Distribution, light manufacturing, and shop space. Often the least complicated deal on this page.
![]()
Office
Buildings
Professional and medical office, owner-occupied or leased. Owner-occupied underwrites differently than you expect, and often better.
![]()
Mobile Home
Parks
Lot count, occupancy trend, and who owns the homes. We know what to ask, which is more than most lenders around here can say.

Self-storage
Facilities
Steady occupancy, low overhead, and room to grow. We finance acquisition and the pads you add later.
What We Look At
Every property is different. These shape the deal more than anything else.
- Three years of operating statements.
- A current rent roll.
- What the existing debt looks like, including balances, rates, and payments.
- Deferred maintenance and what it will cost to catch up.
- Condition of the roof, the lot, and anything underground.
Rough numbers are enough to start. We can work out the rest together.
Call the lender who has seen the property type.
Not every commercial lender has underwritten a park or a storage facility. Ours have. Call the number on the card and ask what they have done that looks like your deal.
Call before you have an accepted offer.
Most owners call us with a purchase agreement already signed and a closing date they cannot move. It works out more often than not, but you give up leverage that way.
